An additional 14.75 acres of land (adjacent to the park) are forested and considered open zone which permits any development to either expand the size of the park or for any other higher and best use including retail/commercial. Greetings folks, My father currently owns a mobile home park in Aiken S.C. he currently has 14 out of 17 units rented. The rents are approximately $365 per unit (which is to low for the area, but worth it for the units). He has approximately 2 acres of additional land adjacent to the park. He claims that it is UD zoned (does anyone have a definition for this?). I believe that there is great potential for this park, maybe with some creative financing or help with some private investors. The park is in dire disrepair and he refuses to admit he needs help maintaining it. (Dads are the greatest). Any information would be greatly appreciated, in order to turn this park around. It currently has 18 units on it, which are producing a positive cash flow of around $1500 dollars a month.
